    Inspection Preparation Checklist

Print this checklist before your evaluation. It covers roof history, leak timing, building concerns, and what to have ready.

☐Roof age and system type (if known)
☐Leak history — when, where, and how often
☐Whether leaks happen in wind-driven rain or every rain
☐Interior stain locations and photographs (safe to take)
    ☐Prior repair or patch history
    ☐HVAC operation when water appears
☐Building use — tenants, inventory, production, customers
☐Access notes — roof height, equipment, restrictions
☐Existing roof reports or warranty documents
    ☐Budget timeline and decision-making process

Uses your browser's print function — no download required. Do not climb onto the roof to prepare; leave roof access to professionals.

    Commercial Roofing Glossary

    Substrate

The surface a coating or membrane adheres to — the existing roof material, insulation, or cover board.

    Flashing

Material that seals roof edges, walls, curbs, and penetrations where the roof meets vertical surfaces.

    Curb

A raised frame on the roof that supports HVAC units, skylights, or other rooftop equipment.

    Membrane

The waterproof layer of a low-slope roof — TPO, EPDM, PVC, modified bitumen, or SPF.

    Flute-fill

Insulation fitted between the ribs of a metal roof to create a flat surface for a membrane retrofit.

    Adhesion

How well a coating or membrane bonds to the surface below — tested before any system is applied.

    Ponding

Standing water that remains on the roof more than 48 hours after rain — a sign of drainage or slope issues.

    Retrofit

Installing a new roof system over an existing roof without full tear-off, when the structure qualifies.
